Investing in a second home: a look at the shores of Ferrara

Due to the crisis, in the years 2010-2014, the value of properties dropped drastically, with peaks on the sale price equal to 40%. The crisis has therefore affected the absolute value of properties but sales have also suffered from a double-digit decline. After the four-year period of severe crisis, prices have finally started to stabilize and from 2014-2015, every year there is an increase in the number of trades.

Furthermore, the beginning of 2016 was very traumatic for investors in the world markets: the various problems of the banks, savers eliminated, have pushed buyers to return to the dear and old "brick". In particular, investors have rediscovered the business of "tourist homes". The data for those who decide to undertake this investment are really comforting: in 2015 the sales of tourist homes increased by 7.6% compared to the previous year and the surprising thing is the fact that the increase is greater than for residential properties that they stop at 6.5 %. Even the average evaluation of the square meter for holiday homes is really excellent and has suffered little from the decline in residential: on average, you pay € 2,250 per square meter.

Where to buy a second home?

Of course, some places remain the prerogative of an elite, just think for example that an apartment or a villa by the sea in Forte dei Marmi, Capri or Porto Cervo costs on average from 11,000 to 17,000 euros per square meter, however there are places that allow you to obtain excellent investments. For example, on a research carried out by Casa.it, it was found that the demand for Lido degli Estensi and Lido delle Nazioni grew by about 4.5% compared to last year and the relative house prices increased by almost 2%.

A look at the Lidi Comacchiesi (Ferraresi)

The Lidi Ferraresi (or Lidi di Comacchio as they are called today), are about 55km from Ferrara and have an extension of about 25km of coastline south of the province of Rovigo and north of that of Ravenna. The Lidos are located within the area of the Po Delta Regional Park. There are 7 beaches in Ferrara: among these the oldest is Porto Garibaldi. The name derives, as you can easily guess, from Garibaldi: it was founded in 1849, the year in which, in that place, Garibaldi landed with his wife Anita. Starting from North to South, the Lidos of Comacchio are divided as follows: Lido di Volano, Lido delle Nazioni, Lido di Pomposa, Lido degli Scacchi, Porto Garibaldi, Lido degli Estensi, Lido di Spina.

Why choose the Lidi Ferraresi to invest in a "holiday home"?

The Lidi Ferraresi allow various activities: it is possible to find activities for children, young and old. One of the main advantages of the Lidi Ferraresi are the tranquility of the beaches, at Lido degli Estensi and Lido di Spina the beaches are very wide and in general the possibilities for sports and leisure activities are not lacking. Another strong point is certainly the Romagna cuisine, the typical Romagna hospitality and the culture for tourism that can be "breathed" by hanging out in the local shops and bars, a culture handed down over time from generation to generation. At the Lidi Ferraresi it is possible to stay more relaxed than the great confusion that grips centers of great appeal such as Rimini and Riccione in the summer months and the size of these places is family-friendly. Looking at the youngest, there is certainly no shortage of entertainment: in the evening at the Lidi Ferraresi there is no shortage of social occasions between local events (see pink nights), restaurants and pizzerias. Also in the Lounge Bars and discos of the area you can spend the whole night having fun. Finally, a few steps away there is the possibility of taking a dip in culture: you will be able to see ancient Abbeys (see Abazia di Pomposa), Churches, of course Comacchio and the beautiful city of Ravenna.

What is the cost per square meter of the holiday homes at the Lidi Comacchiesi?

The cost per square meter for example in the Lidi di Spina and Estensi is currently around € 1,900 for apartments in excellent condition while around € 2,200 for villas.

But is buying the house a good investment? What are the advantages of buying a property in the Lidi Ferraresi as an investment?

In addition to being an excellent holiday destination, buying a small villa in the Lidi ferraresi can be an excellent real estate deal, given the low yields of government bonds and bonds, due to the low cost of money imposed by the ECB. We asked Tiziano Amoruso of Agenzia Immobiliare Francia, an operator in the sector in one of the real estate agencies active in the Lidi Ferraresi for an opinion and we obtained some interesting information. By way of example, a three / four-room villa plus services is rented in August with average prices of about 650 euros per week: the price will increase based on the week of August that will be rented. This means that in the month of August alone, renting for tourist use could earn the owners a figure ranging between € 2,000 and € 3,000 (gross), considering the higher cost for the week of August 15th. Even in July the weekly rental prices for tourist use maintain an excellent price that varies between 400 and 500 euros per week. Obviously the prices are indicative and influenced by factors such as proximity to the beaches, the center, the presence or absence of swimming pools (see apartments and villas in condominiums) etc.
By renting your home, therefore, it is possible to partially or fully recover (based on the number of weeks rented) the mortgage for the purchase of the property and, at the same time, take a few moments to enjoy a little relaxation in those periods in which the property will be vacant. According to recent surveys, the return of interest on the capital by renting the property in the Lidi Ferraresi is equal to 6.5% per year, a really interesting value.
It is for this reason that after careful analysis, we can undoubtedly say that those looking for a "safe" investment and do not want to be involved in the volatility of the financial markets, can combine a safe return in the purchase of a holiday home. at the Lidi Ferraresi to the opportunity to enjoy relaxing days in contact with unspoiled nature and away from the stress of metropolitan cities.
