- DEFINITION
There cadastral consistency it is nothing more than the measurement that the cadastre uses to calculate the size of a property by adopting a specific parameter as a unit of measurement.
But be careful, this parameter is not the same for all categories of properties, in fact the cadastre uses:
- The useful space as a unit of measure for the group TO (residential accommodation and private offices).
- The cubic meter as the group's unit of measurement b (public offices, schools and hospitals).
- The square meter as a unit of measure for the group c (shops, workshops, garages and warehouses).
The cadastral consistency is fundamental for the correct attribution of the amounts of taxes and duties.
- USEFUL COMPARTMENT: what is it
As reported in the INSTRUCTION II of the Directorate General of Land Registry and Treasury Technical Services, "The space enclosed by walls or walls from floor to ceiling, generally having direct light and a free surface, which in relation to the category and class in question, is established as normal is considered useful space”.
Therefore, according to the previous definition, the useful space does not exactly coincide with all the rooms of our apartment, which is why the land registry divides the rooms according to their use and their size, now let's see specifically how they are identified:
- Main rooms (living room, bedroom, kitchen…): these are those rooms that are mainly used in the residential context, which have a surface area included within the limits set for each category and municipality to which they belong. Attention the kitchen is considered the main room even if its surface is smaller.
- Direct accessories (bathrooms, corridors ...): these are the rooms serving the main rooms or which act as a link between them.
- Complementary accessories (attics, cellars ....): these are the rooms annexed to the main rooms, but not necessary for the residential function.
- Addictions(gardens, terraces, porticoes): these are the free surfaces of the real estate unit, both for direct service and for the municipality.
- NOTIONS OF CALCULATION
Indicatively, the calculation of the cadastral consistency takes place by adding the number of main rooms (if they are larger than the limits imposed, the surplus must also be added), the direct accessories (1/3 of the useful room), the complementary accessories (1/4 of useful space), percentage increase or decrease for the outbuildings of the building up to 10%.
